Many sellers need help finding their homes value. As home owners we get all wrapped up in what we have spent on improvements and our sentimental value of our home and we need a third party to come in and give us some perspective of what is going on in the housing market where we live.

Many homes don’t sell because the owners believe the home is worth more than the market will bear. This is easy to fix with some facts about recent home sales in your neighborhood. A third party will also give honest feedback about the condition of your home and how that affects it sell-ability.

The article gives good advice about not going by the property tax assessment. More times than not these are not good indicators of current market value of your home.

It’s so easy, hire an appraiser, one that is readily accepted by banks and lenders in your area. Ask your bank manager to refer you to someone they use and trust. The appraiser’s report will help you know if it’s a good time to sell your home or not; and will be a great asset to have handy when talking to potential buyers. They will know that the home is worth what you are asking, and that’s a great selling point!
