Being a first time home buyer can be thrilling and terrifying at the same time. When you finally feel that you are ready to take the leap from renting to owning there are a few things that can make the difference between success and stress.

The first order of business when you are ready to leap into ownership is get a Realtor. People may try and tell you that you don’t need someone; that you can do it all yourself; that it’s a waste of money. Don’t listen to these folks. Having someone in your corner is never a bad idea.

A Realtor has access to more houses than you can find on your own. They are paid to make sure everything goes smoothly with the negotiations and if for some reason they don’t a Realtor will fight tooth and nail for you. They are pros and know that doing their best for you will ensure a life-long loyalty. Ask around, getting a referral from a friend will insure that you get the best realtor you can find.

Next make sure you build home repair/maintenance into your budget. The jump from renting to owning means you have to fix stuff yourself or pay someone to fix it for you. This may seem like a huge obstacle, but just remember this; when you rent you are often paying three or four times as much for maintaining your apartment as you would to maintain your house. If you take the time to build it into your budget you’ll have the money when you need it.

Your mortgage may be less than you will pay for a rental of the same size. Take some of this cash and put it towards upkeep. Remember, even $25 a week adds up to $1300 at the end of the year. Roll this over and when you need a new roof in five or ten years you can slap down the cash and avoid credit cards.

On that line of thought, make sure you know someone who is handy. It pays to have a friend that you can pay with pizza and beer to fix a leaky pipe or help you put up that new ceiling you think would look good in the living room. Maybe you have zero building skills, but that doesn’t mean you don’t know someone who is your opposite. Just make sure you pay them somehow. Feeding them works, or helping out with something that you know you are good at.

Having a friend you can call in an emergency is well worth the weekend you spend helping them clean out their garage. It saves you having to spend the money to have a professional tighten a pipe for you.

Just remember, when you buy your first home you are investing in yourself. Not only that, but you are building your own future. While it can be scary, remember that no matter what there are always people there willing to help you through.
