As a first time homebuyer there are so many things to consider. One of them is the types of insurance for home buyers. With more than one type of insurance needed, it’s a good idea to brush up on what kinds of insurance you’ll be purchasing and what they cover. Below is some really good information I found for you from Realtor.com.

Homeowners’ Insurance
“Homeowner’s insurance provides fire, theft and liability coverage. Homeowners’ policies are required by lenders and often cover a surprising number of items, including in some cases such property as wedding rings, furniture and home office equipment.”

Check with your existing agent to see if they offer homeowners insurance, when you have more than one policy you can usually expect a discount.

Title insurance
“Purchased with a one-time fee at closing, title insurance protects owners in the event that title to the property is found to be invalid. Coverage includes “lenders” policies, which protect buyers up to the mortgage value of the property, and “owners” coverage, which protects owners up to the purchase price. In other words, “owners” coverage protects both the mortgage amount and the value of the down payment.”

You’ll get this policy at closing, it is usually paid for by the seller, but keep in mind that everything is negotiable. Also, if yours is a government loan like FHA or VA, there are specific guidelines on what is paid by whom.

Flood insurance
“Generally required in high-risk flood-prone areas, this insurance is issued by the federal government and provides as much as $250,000 in coverage for a single-family home plus $100,000 for contents.”

You will be expected to pay for this at closing so be sure to ask your title agent if the home you are purchasing is in a flood plane.

Home warranties
“With new homes, buyers want assurance that if something goes wrong after completion the builder will be there to make repairs. But what if the builder refuses to do the work or goes out of business? Home warranties bought from third parties by home builders are generally designed to provide several forms of protection: workmanship for the first year, mechanical problems such as plumbing and wiring for the first two years, and structural defects for up to 10 years. Home warranties for existing homes are typically one-year service agreements purchased by sellers. In the event of a covered defect or breakdown, the warranty firm will step in and make the repair or cover its cost.”

As a home buyer you can ask that the seller purchase a home warranty for you or you can purchase this yourself.  Ask your real estate agent if they know of any programs for this type of insurance.

First Time Home Buyer 2012 Tax Credit

You could get a percentage of the interest you pay back every year for the next 30 years with the First Time Home Buyer 2012 Tax Credit. This is a significant amount of money, and the fact that you can get it for the next 30 years, well that’s a percentage of the total interest you pay on your mortgage, that you get to keep. This can be many thousands and thousands of dollars over the life of your loan, depending on the specificss of your mortgage. Below are some of the details on this program from TASK.com.

According to the First Time Home Buyer Tax Credit 2012 rules, to qualify for the First-Time Homebuyers Credit on your 2011 tax return you must be a qualified extended duty service taxpayer who purchased a home as a principle residence after November 6, 2009 and before July 1, 2011 (with a written and binding contract signed before May 1, 2011).

A qualified extended duty service taxpayer is an individual who is in service on official extended duty as a member of the uniformed services, a member of the Foreign Service of the United States, or an employee of the intelligence community. Qualified official extended duty is any period of extended duty while serving at a place of duty at least 50 miles away from the taxpayer’s principal residence or under orders compelling residence in government furnished quarters. Extended duty is any period of duty pursuant to a call or order to such duty for a period in excess of 90 days or for an indefinite period. This applies to individuals who served on qualified official extended duty outside of the United States for at least 90 days after Dec. 31, 2008, and before May 1, 2010.

For first time homebuyer, the credit is the smaller of 10% of the purchase price or $8000 ($4000 for a married individual filing separately). The taxpayer must be at least 18 years of age at the time of the purchase and not claimed as a dependent by another taxpayer. The taxpayer must not have owned a principle residence in the United States during the three-year period prior to the purchase of the home.

Long-time homeowners who buy a replacement principal residence may also claim a homebuyer credit of up to $6,500 (up to $3,250 for a married individual filing separately). They must have lived in the same principal residence for any five-consecutive year period during the eight-year period that ended on the date the replacement home is purchased.

The credit is phased out when modified adjusted gross income is between $125,000 and $145,000 ($225,000 and $245,000 for married filing jointly).

According to the First Time Home Buyer Tax Credit 2012 rules, to claim the first-time homebuyer credit, all eligible homebuyers must fill out Form 5405 and include with their return supporting documentation, such as a copy of the settlement statement showing all parties’ names and signatures. Because submission of documents is required to claim the credit, he returns may not be electronically filed.

The credit repayment (recapture) requirement is waived for members of the uniformed services, members of the Foreign Service and employees of the intelligence community. This relief applies where a home is sold or stops being the taxpayer’s principal residence after Dec. 31, 2008, in connection with government orders received by the individual (or the individual’s spouse) for qualified official extended duty service.

Below are several key factors to consider when thinking about qualifying for a mortgage.

By doing your homework you will know before you start to look for a house, just what price home you can easily afford. So many people become trapped in their homes. They buy at the very top edge of their ability without looking at the whole picture and then the home drains all their money. It doesn’t need to be like that. With a little wisdom and some smart thinking buying a home can be very very satisfying.

How Much House Can I Afford?

The old formula that was used to determine how much a borrower could afford was about three times the gross annual income. However, this formula has proven to not always be reliable. It is safer and more realistic to look at the individual budget and figure out how much money there is to spare and what the monthly payments on a new house will be. When figuring out what kind of mortgage payment one can afford, other factors such as taxes maintenance, insurance, and other expenses should be factored. Usually, lenders want borrowers having monthly payments exceeding more than 28% to 44% of the borrower’s monthly income. For those who have excellent credit, the lender may allow the payments to exceed 44%. To aid in this determination, banks have mortgage calculators on their websites to assist in determining the mortgage payment that one can afford.

Check Your Credit History Thoroughly

Lenders like to look at credit histories through a request to credit bureaus to make the borrower’s credit file available. This allows the lender to make a more informed decision regarding loan prequalification. Through the credit report, lenders acquire the borrower’s credit score, also called the FICO score and this information can be acquired from the major credit bureaus TransUnion, Experiean, and Equifax. The FICO score represents the statistical summary of data contained within the credit report. It includes bill payment history and the number of outstanding debts in comparison to the borrower’s income.

The higher the borrower’s credit score, the easier it is to obtain a loan or to pre-qualify for a mortgage. If the borrower routinely pays bills late, then a lower credit score is expected. A lower score may persuade the lender to reject the application, require a large down payment, or assess a high interest rate in order to reduce the risk they are taking on the borrower.

Mortgage Loan Preapproval and Loan Prequalification

After basic calculations have been done and a financial statement has been completed, the borrower can ask the lender for a prequalification letter. What the prequalification letter states is that loan approval is likely based on credit history and income. Prequalifying lets the borrower know exactly how much can be borrowed and how much will be needed for a down payment.

However, prequalification may not be sufficient in some situations. The borrower wants to be preapproved because it means that a specific loan amount is guaranteed. It is more binding and it means the lender has already performed a credit check and evaluated the financial situation, rather than rely on the borrowers own statements like what is done in prequalification. Preapproval means the lender will actually loan the money after an appraisal of the property and a purchase contract and title report has been drawn up.

How Lenders Determine How Much Mortgage You Qualify For

There are two simple ratios that lenders use to determine how much to pre-approve a borrower for. Here’s how these ratios are calculated:

Ratio #1: Total monthly housing costs compared to total monthly income

The borrower should write down, before deductions, the total gross amount received per month.
The number in step 1 should be multiplied by .28. This is what most lenders will use as a guide to what the total housing costs are for the borrower. Depending on the percentage, a higher percentage may be used.
Ratio #2: Debt to income

The borrower writes down all monthly payments that extend beyond 11 months into the future. These can be installment loans, car loans, credit card payments, etc.
The resulting number in the first step should be multiplied by .35. Total monthly debt should not exceed the resulting number.
Credit and Mortgage Loan Qualification

When qualifying for a mortgage, credit plays a very important role. Here are questions a lender will more than likely ask:

Is the credit score of the borrower considered to be good?
Does the borrower have bankruptcy, late payments, or collections? If so, is there an explanation?
Are there excessive monthly payments?
Are credit cards maxed out?
The answers to these questions can make a determination as far as the eligibility of a mortgage loan goes.

Collateral and Mortgage Loan Qualification

If the loan would exceed the amount the property is worth, the lender will not loan the money. If the appraisal shows the property is worth less than the offer, the terms can sometimes be negotiated with the seller and the real estate agent representing the seller.

Sometimes a borrower may even pay the difference between the loan and the sales price if they agree to purchase the home at the price that was originally offered to them. To do such a thing, the borrower needs to have disposable cash and should ask the question of whether or not the property is likely to hold its value. The borrower must also consider the type of loan they qualify for. If the borrower would need to move suddenly and the loan is larger than the value of the property, the loan can be a very difficult thing to pay off.

I just love state parks, they are well kept and beautiful and they usually offer all kinds of activities, like swimming, camping, hiking and fishing. Inks Lake State Park does not disappoint. They also offer scuba diving, boating and water skiing. Inks lake is not affected by droughts so water related activities are readily available.

Fishing
Inks Lake is noted for its picturesque scenery, but fishing can be good as well. It contains under-rated largemouth bass and Guadalupe bass populations, along with several species of sunfish (bream). White bass are regularly caught in the reservoir, and a low density white crappie population is present. Channel and flathead catfish occur throughout the reservoir. This park participates in the Angler Education “Tackle Loaner Program”; individuals can borrow rods, reels and tackle boxes with hooks, sinkers and bobbers.

Tours and guided activities include nature walks, geology hikes, fish seining, lakeshore ecology, Junior Ranger programs, and the Devil’s Waterhole Canoe Tour.

Austin was ranked number 2 according to a report by The Fiscal Times, “The 10 Top Cities People Are Moving to in 2012”.

What we who live here have known all along, Austin’s a great place to live – is now official….of all the cities in this country Austin came out at the top!

You know a city’s doing well when the media calls it the “next Silicon Valley.” Dell Computer is headquartered here, and Apple announced this spring that it’s bringing a $304 million operations center to the area, along with 3,600 jobs. This spring, Marriott broke ground on a hotel that will occupy an entire block, and having the country’s fifth-largest university in town (the 51,000-student University of Texas) doesn’t hurt. The area added about 9,200 new jobs from June 2010 to June 2011. All of it has made landlords happy and renters fretful—the city’s rents are at all-time high, and occupancy rates are soaring.

And according to the U.S. Census Bureau data Austin posted the strongest gain of private-sector business activity by any major market between 2009 and 2010, boosting its numbers by 2.3 percent. Houston posted a 0.80% increase, and Dallas saw a 0.36% gain.

The Guadalupe River State Park park has 4 miles of river frontage and is located in the middle of a 9-mile stretch of the Guadalupe River. The park recently opened a 5.3-mile equestrian trail that is also open to mountain biking. No equestrian camping is available at the park. Opportunities also exist for less vigorous pursuits, such as bird watching and nature study. Please contact the park for information on current river conditions.

Children’s Discovery Center
Take another look at the park through the eyes of a scientist and watch another world come to life! The exhibits in the park’s brand new Children’s Discovery Center invite kids to take a closer look at nature using scientific tools like magnifying glasses, microscopes and binoculars to see what they’ve been missing. Inside the Center kids can try out exhibits, explore themed discovery boxes and then check out a free backpack of tools they can use to go back into the park and see for themselves.

In addition to numerous species of birds, the park supports a wide variety of wild animals including white-tailed deer, coyote, gray fox, skunk, raccoon, opossum, bobcat, and armadillo. Other smaller species abound, and efforts of wildlife observers are usually well-rewarded.

Guided Tours
There is a two-hour guided interpretive tour of the adjacent Honey Creek State Natural Area. The tour emphasizing history, geology, flora, and fauna is given Saturday at 9:00 a.m.; call park to confirm.

The Story of Texas Cafe
Admission to the Museum’s Exhibits is not required to enter the Cafe.
The Story of Texas Cafe is located on the Second Floor of the Museum and can be reached via the Rotunda stairs or the IMAX Theatre elevators. The Cafe offers a variety of food choices for tasty, fun lunches and snacks and has indoor and outdoor dining. Complement your visit to the Museum or drop in anytime for a bite.

Monday through Saturday the kitchen is open 10am – 3pm. Grab-and-go options and beverages are available until 5 p.m. Sunday, kitchen hours are Noon – 3 p.m. with grab-and-go options until 5 p.m.
