In our neck of the woods, that couldn’t be further from the truth. Home sales this winter are burning up, with homes nearly flying off the shelves.
In fact, January’s closed sales jumped 28.6% from the same period in 2012. New listings were also up 3.0%, and the market’s strong demand continued to gobble up the increase in inventory.
Wondering how much green home sellers are receiving? Statistics for last month indicate that sellers received 95.1% of their asking price, up from 93.5% in January last year. The average sales price for homes nudged to $223,855, a 7.7% increase in a single year. To boot, time that homes spent on the market is ever-shrinking – clocking in at 58 days last month, a 19-day nose-dive from January, 2012.
In my humble opinion, the next facet we’ll witness in our nuclear-paced market will be the dynamic where builders aren’t able to construct homes to keep pace with consumer demand; it’s the classic supply-demand relationship in a strong marketplace. I believe you’ll see it come to the forefront. One sales associate I spoke with recently witnessed $22,000 in price increases within a 3-week period in his new home community.
