American Idol Auditions for season 13 are coming to Austin, Texas! Have you been thinking you’d like to audition for American Idol? Then you are in luck, on August 7th American Idol comes to the Frank Irwin Center to hold auditions. Who knows, you could be the next American Idol.

If you are unable to make it to the live auditions, after the season 12 winner is announced next Thursday (May 16th, 2013) you will be able to audition online.

Dry Comal Creek Grape Stomp 2013

Here’s something cool to do around Austin! You can enter the 12th Annual Dry Comal Creek Grape Stomp 2013! You and a partner participate, with one of you doing the stomping and the other doing the collecting.

Only adults for this event and you’ll need to pre-register online or in the Tasting Room. They will not accept registrations over the phone.

The couple producing the most juice wins. The winners will have their names included on a permanent plaque displayed in the wine tasting room.

Each couple registration will include a hearty lunch of sandwiches, salad and dessert, two keepsake glasses, two drink tickets, two t-shirts and lots of fun! And if that’s not enough; each participant will have their name printed on the label of the 2013 “Foot Pressed” red table wine.

Music – What would a party be without music from Jazz Blues and Diamonds.

The 2013 event dates are Saturday August 3rd, Sunday August 4th, Saturday August 10th and Sunday August 11th. The event times are 10am – 2pm. The stomping actually starts at 11:30, but be sure to arrive early to register and get your assigned flight and barrel number.

Mark your calendars because you don’t want to miss Pflugerville’s most popular pfestival, the Deutschen Pfest 2013! Held every year on the third weekend in May, this pfestival will be pfun, pfun, pfun!

This years Deutchen Pfest marks the 38th year for the annual event. Activities include children’s games, shopping booths, a parade on Saturday, live music and a carnival with rides that lasts all weekend.

Coloring Contest – The deadline for entry has passed and the winners will be announced at Pflugerville’s Dairy Queen on Monday, May 6th at 6:30pm. The overall winner will be “Mayor for the Day” and the Children’s Parade Marshall for Deutschen Pfest on 5/18. Winners will ride on the Deutschen Pfest float, get a free t-shirt & free admission to the Deutschen Pfest.

Parade – On Saturday at 10:30am line up for Children’s Parade (Parade starts at 10:45), downtown Pflugerville/Main Street. Then at 11am the main parade at Railroad Ave. and down Main Street.

Here’s your chance to have fun, enjoy your health and benefit the Ann and Roy Butler Hike and Bike Trail at Lady Bird Lake.

Maudie’s Moonlight Margarita Run and Gala begins at 8pm in front of the Johnson Creek Trailhead under Mopac and mainly follows a course along Cesar Chavez. Then enjoy the margarita party on the grounds of the American Legion Hall at 404 Atlanta Street.

You’ll need to be 21 to enter this race because of the wonderful Margaritas from Maudie’s Tex Mex.

When you register you can choose the run only, the run and gala or you can register to become a member of the Trail Foundation too.

Protecting and enhancing the Ann and Roy Butler Hike and Bike Trail at Lady Bird Lake. “There are plenty of chances to run on the Trail, but only one chance to run for it.”

Let’s celebrate our Independence this year with the Austin Symphony H-E-B July 4th Concert and Fireworks, 2013!

Expecting more than 100,000 of us to gather on July 4th, organizers are calling this “the largest Independence Day celebration in Austin”.

Under the direction of ASO Music Director Peter Bay, the Austin Symphony will be delivering patriotic music including the 1812 Overture. Besides the awesome sounds of the orchestra you will be dazzled by the spectacular fireworks over Lady Bird Lake.

The Concert and fireworks are free and open to the public. The fun will begin at 8:30 with the Austin Symphony Orchestra and continuing at 9:30 with the fireworks. The evening is expected to end at 10pm.

So, bring the whole family, and a blanket because this venue is on the grass. Concessions will be available, and they are inviting you to bring your own picnic, but they don’t allow glass or alcohol.

The Aquarena Center in San Marcos is a unique resource in central Texas. Taken over by Texas State University in 2004, the center offers ways for visitors of all ages to view the ecosystem found in and around Spring Lake. The San Marcos Springs emerge from the Edwards Aquifer, filling Spring Lake and forming the San Marcos River. From the archaeological findings, researchers understand that the area surrounding the springs has been inhabited for 12,000 years!

“The heart of the site is Spring Lake, which runs clear above the approximately 200 springs that lie below and provides a stable environment for eight federally listed endangered or threatened species: the San Marcos salamander, the Texas blind salamander, the fountain darter, the San Marcos Gambusia, the Comal Springs riffle beetle, Comal Springs dyopid beetle, Peck’s cave amphipod, and the threatened San Marcos salamander.”

Driving Directions – From I-35 take exit 206 and head west towards Texas State University-San Marcos. After Post Road there is a railroad crossing. Just after the track turn right onto West Laurel Street. There is a large sign above the road that says Aquarena Center. The entrance is across from Bobcat Stadium on the East side of Aquarena Springs Drive. Continue over the low water bridge until reaching a Y in the road. Turn left and then take the first drive on your right into the parking lot. There is a sign at the corner of the building that says “Ticket Kiosk”. To purchase Glass Bottom Boat tickets and to get information about the park follow the walkway until you reach the Ticket Kiosk Window on your left at the end of the first building.

Join Chuy’s Tex-Mex Restaurant this May for the Chuy’s 30th Annual Hot to Trot 5K & Kid K – 2013. The proceeds from the event will benefit Special Olympics Texas. This is their 30th year to hold the Walk/Run to support Special Olympics right here in central Texas.

If you are a beginner or an old hand at 5K events you will love the flat course and the beautiful May weather. There will be a special appearance by The King of Rock and Roll along with Chuy the Redfish. So come on out and enter the Walk/Run for a chance to win gift certificates and to support our kids in the Special Olympics!

For the true competitors there’s a timed division, with the Mil Pescado fish trophy and gift certificates at prizes.  And if you just want to have a good time, then that’s ok too!

For Kids under 12 there’s a Kid K, and every child who crosses the finish line gets a redfish medal.

Austin Market is Red Hot
Some segments of the Austin market are going absolutely bonkers because of extremely short supply and huge pent up demand. Recently, several of our buyers have lost out in multiple offer situations – and they made full priced offers. Now they are primed and ready for the next deal. This is who your competition is! Appraisal issues are rampant, as recent sale comps struggle to support rapidly increasing prices.

Austin Inventory Levels
The average overall Austin market is at a low 2.16 months of inventory. As a rule of thumb: 1-3 months of inventory is a seller’s market, 4-6 months is a balanced market, and 7+ months is a buyer’s market.

12 out of the 47 Austin MLS areas (25%) are at less than 1 month of inventory.

Active listings March 2011 – 9,453
Active listings March 2012 – 7,593
Active listings March 2013 – 4,878 (almost 50% 2 year decrease in inventory)

Higher End Homes
Higher end homes typically take longer to sell. A year ago, homes over $800K were in strong buyers markets with over 9 months of inventory. Now homes above $800K in Central West Austin, Westlake, and Barton Creek are in or approaching balanced markets.

Area 1B (central West) – 5.4 months of inventory
Area 8E (close in Westlake)- 7.3 months of inventory
Area 8W (outer Westlake) – 6.5 months of inventory
Area W (Barton Creek) – 7.3 months of inventory

Westlake 1st quarter 2013 – Homes Under $800K
42% of all homes went under contract in less than 5 days.
52% of all homes went under contract in less than 10 days.
37% of all sales were at or above asking price.

March 2013 compared to March 2012 – Average of all Austin MLS areas
Median List price – 9.5% increase.
Median Sold price – 9.2% increase.
Median Days on Market – 53.3% decrease.
Number of Sales – 9.1% increase.

Conclusion
Austin’s economic vitality and vibrant culture continues to maintain demand for homes. Housing prices are still relatively low. It is a great time to get into the market, as low inventories are pushing prices upward. Personal homes and investment property in Austin are almost certain to be a high quality hedge against inflation.
