5 Ideas to Help You Quickly Sell Your Home

Published on October 21st, 2013
Comments Off on 5 Ideas to Help You Quickly Sell Your Home

Here are 5 Ideas to Help You Quickly Sell Your Home.   There are so many factors to think about when preparing to move; don’t let selling your home put a halt to getting where you need to be. Here are 5 easy, cost efficient tips that will get a buyer interested and into your home.

Curb appeal Consider that a potential home buyer will probably drive through your neighborhood before viewing the inside of your house. Let your homes exterior shine by keeping the trees cut back and bushes trimmed down. A big part of curb appeal is the look of your lawn and gardens. Making sure your lawn and planting beds are well kept and clear of weeds gives off a great first impression.

Lighting Lighting can play a big role in how a house feels to potential buyers. Maximize the lighting in your home. Light makes a home bright and cheery, so keep blinds open and turn lights on where needed. Avoid blocking sunlight from getting into the house by keeping outside plants and trees trimmed back. Make sure all windows are clean.

Take Out the Personal Touches
Give a potential buyer a clean slate to look at. Most people try to envision themselves and their families in the home they are considering. They think about how their items will work in each room. By taking your personal touches out of each room you are making it easier for them to do that. Remove family photos, personal collections, and any other personal keepsakes.

Pleasant Odors Appeal to a buyers sense of smell, don’t repel them. Keep your home smelling pleasant with candles or air fresheners. Avoid offending odors by removing trash from all your trash cans. If you have pets you should clean their spaces.

Get on the Right Team – If you have a successful broker you will have a successful sale. A Real Estate Broker will be able to showcase your home in the best way for a fast sale. If you have a well experienced and successful agent take their advices and listen to their recommendations.

After you have successfully set up your home for a quick sale you must make sure you are ready for your moving day. Moving all your belongings is the next biggest step and we can help you make this transition simple. Contact us for a professional and pleasant moving experience. Get your free online quote today!

Stress Free Moving – What to Unpack First

Stress Free Moving – What to Unpack First

Finding a new place to live in can be stressful but also exciting because it’s a chance to make your mark someplace else. Moving from one home to another can be much less stressful with some help unpacking! To make the process go as smoothly as possible, consider unpacking your things as follows.

Begin with bathrooms. This is probably the first room you’ll want to use after a long trip and during a day of moving. Unpack all your toiletries as well as towels and robes. You’ll want to take a refreshing bath when the day is done. Don’t forget to set out your prescription drugs in the medicine cabinet, especially if you have to take them immediately.

Do the kids rooms. Not only will the kids be more peaceful with their rooms unpacked; you will also create something for them to do. Unless your children are really small, they will enjoy deciding where to put their toys and have plenty to play with. Older kids can unpack their own stuff, especially if you allow them the freedom to decorate their space any way they want.

Unpack the master bedroom. You will want someplace to retreat and rejuvenate, the master bedroom is perfect for this, so do your master bedroom next. Include not just the furniture but also the linens, clothes, and makeup counter. Having as complete a room as possible allows you to start the day as normally as possible.

Save the kitchen for last. You may think you need the kitchen right away but actually you can eat your first few meals in restaurants or get takeout. The kitchen can easily be the most complex room to arrange because of all the things it contains, so you can save it for last. If you want to eat some meals at home, set up the kitchen table, a few chairs, and some plates, glasses and utensils. This small amount of effort can see you though for a few days or more.

First Time Home Buyer Stress Reducing Ideas

Published on October 4th, 2013
Comments Off on First Time Home Buyer Stress Reducing Ideas

When you are buying that first new home you may need a little help; so, here are some first time home buyer stress reducing ideas for you…

Being a first time home buyer can be thrilling and terrifying at the same time. When you finally feel that you are ready to take the leap from renting to owning there are a few things that can make the difference between success and stress.

The first order of business when you are ready to leap into ownership is get a Realtor. People may try and tell you that you don’t need someone; that you can do it all yourself; that it’s a waste of money. Don’t listen to these folks. Having someone in your corner is never a bad idea.

A Realtor has access to more houses than you can find on your own. They are paid to make sure everything goes smoothly with the negotiations and if for some reason they don’t a Realtor will fight tooth and nail for you. They are pros and know that doing their best for you will ensure a life-long loyalty. Ask around, getting a referral from a friend will insure that you get the best realtor you can find.

Next make sure you build home repair/maintenance into your budget. The jump from renting to owning means you have to fix stuff yourself or pay someone to fix it for you. This may seem like a huge obstacle, but just remember this; when you rent you are often paying three or four times as much for maintaining your apartment as you would to maintain your house. If you take the time to build it into your budget you’ll have the money when you need it.

Your mortgage may be less than you will pay for a rental of the same size. Take some of this cash and put it towards upkeep. Remember, even $25 a week adds up to $1300 at the end of the year. Roll this over and when you need a new roof in five or ten years you can slap down the cash and avoid credit cards.

On that line of thought, make sure you know someone who is handy. It pays to have a friend that you can pay with pizza and beer to fix a leaky pipe or help you put up that new ceiling you think would look good in the living room. Maybe you have zero building skills, but that doesn’t mean you don’t know someone who is your opposite. Just make sure you pay them somehow. Feeding them works, or helping out with something that you know you are good at.

Having a friend you can call in an emergency is well worth the weekend you spend helping them clean out their garage. It saves you having to spend the money to have a professional tighten a pipe for you.

Just remember, when you buy your first home you are investing in yourself. Not only that, but you are building your own future. While it can be scary, remember that no matter what there are always people there willing to help you through.

Here’s some more First Time Home Buyer Wisdom, just for you!

Austin Farmer’s Markets

Comments Off on Austin Farmer’s Markets

You’ll find all kinds of fresh foods at the Austin Farmer’s Markets. They have four different locations around Austin for your convenience. A project of the Sustainable Food Center (SFC), the Austin Farmer’s Markets offers opportunities for all of us to make more healthy food choices.

The SFC also offers organic food gardening, interactive cooking classes and nutrition education for both adults and children to increase awareness of locally grown foods and how to incorporate them into the daily diet.

At this time the Sustainable Food Center of Austin, a Texas based 501(c)(3) non-profit, hosts four of the largest farmer’s markets in Texas:

On Saturdays you can visit the Downtown Market (9am – 1pm) at Republic Square Park – This market features dozens of farmers, a cafe, live music and lots of room for a picnic.  The Artisan Market adjacent to the food market offers jewelry, ceramics, bags, body products, clothing, paintings and more.

Also on Saturdays (9am – 1pm) visit the Sunset Valley Market at the Toney Burger Center, 3200 Jones Road – Located in South Austin, this market offers the Imagination Playground, musicians, food benefit programs and Double Dollar, besides the really good food.

On Tuesdays come to the East Market (3pm – 7pm) located at MLK and Miriam Avenue – At this small community market you will find some quick food and drinks to pick up and they also host educational and entertaining workshops regularly.

Wednesday offering is at the Triangle Market (3pm – 7pm) located at 46th and Lamar – Besides the great fresh food, this market features a bandstand with weekly musicians to enjoy.

The SFC offers these ways to enjoy their Austin Farmer’s Markets:

“Bring small bills to the market, like $1’s and $5’s, so that the farmers or other vendors don’t have to make change. There is also an ATM machine on site, so that you can use your bank card to get cash (but only in $20s).

Wear comfortable shoes, and a hat or sunscreen in the summer. Though the SFC Markets have shaded areas, the sun can be hot.

Bring a refillable bottle, and use our re-fill station at the sky blue Information Booth to get some filtered water.

Bring an ice chest if you think you might have a few stops after the market before you get home and keep your frozen items frozen and things like milk and eggs cold.

Go early or go late. Markets tend to be less crowded right when they open or just before they close (there are many, many exceptions to this, so try going to one or our markets at different times to figure out the best time for you).”

All of this is whetting your appetite?  Here’s more info about the SFC Austin Farmer’s Markets.
