Here’s something fun and different to do with the kiddos this fall! Sweet Berry Farm in Marble Falls is having their Harvest The Fall Fun with hayrides, a train ride, ice cream and horses and goats to pet.

It’s a beautiful drive from Austin, only about an hour and well worth the time. Starting September 28th and going through November 8th, except for Wednesdays, you can have tons of family fun, here’s a list of their daily offerings: Candy Corn Hay Maze for children, Sweet Berry Express Barrel Train, Pick your own Flowers, Stuff Your Own Scarecrow, the Texas Hayfield Maze, Ice Cream, including pumpkin flavor, Jumping Pillows, Picnic tables, pet the horses and goats, see the chickens and lots of space to run and play.

If you come on Saturday or Sunday you will enjoy all of the above plus Face Painting, Horse Rides (in October) and the Pumpkin Grille.

Delicious Offerings Include – Ice Cream in pumpkin, strawberry, vanilla and berry berry which is a strawberry blackberry combination flavor. They use only fruit picked at their farm.

Strawberry Popsicles, of course made from berries picked at the farm last spring.

The Pumpkin Grille will be serving lunch items on the weekends in October. The fare includes Grilled Corn, Hot Dogs, Hamburgers, PB and J sandwiches, Drinks and Pumpkin shaped sippy cups.

They now have a Gift Shop right on the farm; with hats, candles, wind chimes, books and lots more. They also offer decorative items such as gourds, squash and pumpkins.

Remember, at the Sweet Berry Farm they have plenty of picnic tables and they don’t allow pets.

They also schedule fall field trips and group outings to the farm. Available Mondays, Tuesdays, Thursdays and Fridays from October 1st through November 8th. But be sure to call or email them, because reservations are required: 830-798-1462 groups@sweetberryfarm.com.

This Halloween season be scared, be spooked and have fun at Pioneer Farms – Quest of the Haunted Trails! Fun for the entire family, no matter what your age, located in North Austin just east of US Hwy 35.

Come out for an adventure like no other, when the Guardian Brother of Sprinkle Corner becomes ill during Halloween, your quest will be to locate the Binding Link of Enchantment and Security Seal (Bless) which has been separated into magical symbols and hidden though out the farmlands.

During Halloween the powers of darkness try to take over the mortal world. It is these dark powers that will attempt to stop you from your mission to save Sprinkle Corner!

Complete the quest and receive a commemorative wooden nickel to remember your adventure and bravery.

“Experience Halloween like nowhere else in Texas! A must-see history show for all ages. This is an Austin tradition with new displays and thrills!”

Four nights only Friday and Saturday October 18th and 19th and Friday and Saturday October 25th and 26th. From 7 to 10pm.

The admission is $12 per person and includes silent films from the 1890’s, learn of the real ghost experiences of their museum volunteers, play old fashioned carnival games and an unlimited pass to the haunted trail.  Note – they will not be accepting Groupon tickets or any other discounts for this event.

They will also be offering spooky hayrides for $2 per person and a fortune teller for $1 per person. There will be food and drinks available for purchase at the Spook Town entrance village.

Hancock Golf Course

Just one of several great and reasonably priced golf opportunities offered by the city of Austin, Hancock Golf Course will not disappoint!

Lewis Hancock Jr. one time mayor of Austin founded this course in 1899. This makes Hancock Golf Course one of the oldest courses in the state. Now a 9 hole course, this was originally the home of the Austin Country Club, with 18 holes and sand greens.

You’ll find this course located in the beautiful Waller Creek area of Austin, with hills and small well kept greens.

Harvey Penick, golf coach at the University of Texas from 1931 to 1963, began his professional career as a caddy at the Austin Country Club. Penick had an illustrious career, coaching the longhorns to 21 Championships in 33 years.

“We played this course over spring break with our two boys, and we really enjoyed this course. The greens all looked great, and grass was in great shape. Yes, there were some area’s that were rough where the new construction has been done, but over all, course was in great shap. The best part about playing here was the $9/person greens fee’s. Where else can you play 9 holes for $9 a head, no where. Have I played nicer courses, heck ya, but not for $9 a head.” source

8pm – T Bird and the Breaks
This old school, hip hop band consists of Tim Crane on vocals and piano, Sammy Patlove on drums, Cody Furr on bass and Johnny Allison and Sasha Ortiz on guitar and vocals.

9pm – The Relatives
Formed in 1970 by Dallas Gospel singer Rev. Gean West and brother Tommie, the sound combines gospel, soul and psychedelia.

8pm – El Vez
For nearly 20 years the self proclaimed “Mexican Elvis” has been part of the L.A. music scene. His shows feature his band, the Spiders and the lovely El Vettes.

Free Day of Yoga – Labor Day 2013 Opening Festival
Celebrating Yoga in Austin – September 1st visit opening day at Tillery Park from 9am to 12:30pm. Come early and check in at 9am, they will have gift bags for the first 100 people. At 9:30 there’s a kids and family class and from 10:30 to 11:45 there will be concurrent classes for beginners through advanced. Stick around until 12:15 for a drawing for prizes.

After the addition of a new clubhouse and cart barn the Morris Williams Golf Course is back in business. So come on out and see the state of the art upgrades to the facilities and to the golf course for yourself!  The Morris Williams Course in just one of the fine Austin Public Courses available.

“Named after Morris Williams Jr., one of the best golfers ever developed in Austin. Morris Williams Jr. won every trophy available to him in the Austin Area; from the Texas Junior Championships to the National Air Force Trophy, now named in his honor. If you are looking for great golf in Austin Texas, for only a little green, then the 5 Public Links offered by the city will fill your prescription. And Lions Municipal Golf Course is certainly one you’ll want to check out!

Constructed in 1928 this course has seen many great players over the years. The long list includes golf notables such as Ben Hogan, Byron Nelson, Tom Kite, Ben Crenshaw, Harvey Penick and John Bredemus.

Originally created by the Lions Club, this short, 6000 yard course is known as Austin’s most beloved municipal course. The unique design includes oak and cedar trees, lies just north of Town Lake and attracts over 100,000 golfers each year. “Old Muni” continues to challenge and delight golfers with it’s colorful history, difficulty and beauty.

Austin Market
It’s summertime, and the living has been easy for Austin home sellers! Inventory is tight and buyers are competing harder than ever to get their contracts accepted.

Prices have inched up, as have interest rates. But neither has been high enough to impact demand. The market has absorbed the increases. It is true that the overall Austin market has risen to 2.9 months of inventory, from 2.1 in our 1st Quarter analysis. However, this reflects a seasonal increase in inventory that happens every spring and summer. This the most active time of year for real estate, as families try to transition in between school years.

Some of our clients ask, “Are we experiencing a housing bubble in Austin?” The national housing bubble from 2004 – 2007 was fueled by speculation and sub-prime lending to unqualified buyers. It burst when foreclosures began to happen. Demand for homes in Austin is fueled by job creation. New buyers open the door for locals to upgrade, downsize, or make job changes.

Builders have ramped up their production, but they are finding plumbers and carpenters with full schedules and building materials in short supply. So, new homes are not coming on fast enough to soften the market. It will take a few years for the market to even out between supply and demand for homes.

Austin Inventory Levels – A Quick Look at Some of Austin’s Hottest Areas
These areas all have inventory levels below 1 month. With median prices from $250K-399K, these areas offer relatively affordable central options in a city that is rapidly becoming more expensive.

Allandale, Crestview, Brentwood area: Rising prices in Hyde Park, Rosedale, and Brykerwoods neighborhoods have pushed buyers north of Koenig Lane. Here there are charming homes available in the $300k range. (MLS Area 2)

Windsor Park, Mueller, Maplewood, Delwood, University Hills area: Part of the East Austin boom and gentrification. These older neighborhoods offer mid-century modern homes on big lots with slab foundations. They are ideal for remodeling in today’s retro style. (MLS Area 3)

Circle C, Western Oaks, Legend Oaks, Westcreek: Circle C and surrounding neighborhoods remain a very strong investment. Newer homes, convenient retail, and wonderful community amenities make this an ideal spot for folks who want affordable space. (MLS Area SWW)
