Moving To A New City – Do Your Homework
Are you moving to a new city? That’s awesome!!! It’s time to embrace a new adventure. In this series we will discuss ways to get to know your new city, make friends and get comfortable.
First thing is to do some research about your new city. Get online and read about your city, check out the city website. They may have information about the city’s history and museums and lots more. If you haven’t moved yet, you can contact the Chamber of Commerce in the city you are moving to and ask them to send you a package of information, ask them for things you are interested in, like parks or libraries, or health care. If you have already moved, go by and see them and get the scoop first-hand.
If possible, visit the city you are moving to and drive around, get off the main highways and check out the parks and shopping centers. Or take a lunch and enjoy the weather, if you can. Get out of your car and walk around and really get the feel of things.
Drive around in the neighborhood where you will be living, pay special attention to the restaurants and specialty stores that are close by. Once you get moved in you will know just where you want to go first.
We wish you the best with your move!

Fred Roger’s Talks About Moving With Children

Fred Roger’s Talks About Moving With Children…
Remember the beloved Fred Rogers, from Mr. Roger Neighborhood? I found the greatest information about moving with your children. It explains how very young children consider their things to be a part of themselves and can feel that they are leaving some of themselves behind when they move.
And that it is normal for children to feel the stress of moving, they may react by regressing in their behavior. They may go back to behavior like thumb sucking and bed wetting, it is just stress and as they become more comfortable with the new home they will regain their abilities and continue to develop.
Also, by understanding what your children are going through you can gently soothe them and help them come through the move much more quickly.
They share that parents may have mixed feeling about the move too, but if they feel somewhat optimistic then the children will pick up on that. It is important to be honest about our feeling and not hide them from our children. One of the most important things parents can do is let their children know their feelings of anger and sadness are not about them. It is important to make the children feel loved and let them know that the whole family will get through the move together.
“Children pick up on and share their parent’s emotions. If parents feel optimistic and enthusiastic about a move, then the chances are that their children will share that enthusiasm and optimism, even though they may have sad and angry feelings as well.” ~Fred Rogers

Round Rock Real Estate Update – August 2012
Comments Off on Round Rock Real Estate Update – August 2012
‘Round Our Town – Round Rock Real Estate Update – August 2012
It’s that time again! Time to get up-to-speed on what real estate is doing ‘round our beautiful Round Rock neighborhoods.
This report uses Round Rock home sales data* based on transactions that closed in August, 2012, and compares it to closings that took place during the same period last year (unless otherwise indicated). Traditionally, closings occur four to six weeks after a contract is executed. For that reason, the sales activity you see here trails the actual market conditions just slightly.
The big story from the recent stats? Even though the seasonality pattern of real estate sales kicked in a bit, the sales figures were still indicative of a growing locale.
In year-over-year comparisons, single-family detached home inventory was down 15.9%, from 825 in August, 2011, to 694 in August this year. The days that homes spent on the market were also significantly shorter than the same period last year, from 78 to only 49 days. Closed sales were also up
5.1% from August, 2011.
In this ‘Round Our Town, I also want to touch on a comparison between July and August this year. The figures were indicative of a normal “cycle” in the real estate world: home sales settle a bit when schools go back into session. August home sales fell slightly, from 274 closed sales in July, to 266 the following month, a 3 percent decrease. Interestingly enough, however, inventory of single family detached homes was lower in August than in July, 694 versus 707, respectively. Additionally, average sales price nudged from $215,000 in July to $216,250 in August. The moral of the story? Despite fewer closed sales, the lower inventory, along with the fact that sellers are receiving 96.3 percent of their asking prices, our real estate market statistics were indicative of positive, healthy growth.
Now, how ‘bout that? Some good news for your day. 🙂
If you’re curious about what your home may be worth, I am happy to provide you with a free, no-obligation market analysis of your home – I’m here for you. You have my word on that.

Barton Springs Pool – Cool Things To Do In Austin
Comments Off on Barton Springs Pool – Cool Things To Do In Austin
It’s a little cold, water temperature ranges from 68 degrees in the winter to 71.6 degrees in the summer, but you would never know it by how many people are enjoying the water. Barton Springs Pool was created as it is now after Andrew Jackson Zilker deeded the property to Austin in 1918. In the 1920’s the natural pool was dammed up to create the pool we have now and sidewalks and a bathhouse were added.
The pool exists in Zilker Park and in the channel of Barton Creek and is spring fed from Main Barton Spring, the fourth largest spring in Texas. It is over 900 feet long with a rock and gravel bottom.
“Long before Barton Springs Pool was built, the springs were considered sacred and were used for purification rituals by the Tonkawa Native American tribe who inhabited the area. Spanish explorers first discovered the springs in the 17th century, and around 1730 erected temporary missions at the site (later moving to San Antonio).
In 1837, soon after incorporation of the city of Austin, William (“Uncle Billy”) Barton, the springs’ namesake, settled the area. Barton named the three separate springs after his three daughters: Parthenia, Eliza, and Zenobia. He, and subsequent owners of the property, recognized its value as a tourist attraction, and promoted it vigorously, thus leading to the swimming hole’s lasting popularity.”

Selling Your Home – Writing A Great Ad
Comments Off on Selling Your Home – Writing A Great Ad
Selling Your Home – Writing A Great Ad….The real estate market around the Austin area seems to be on the upswing. Now that we are in a more balanced market and with the interest rates really low, it may be the time you have been waiting for to sell your home.
If you have decided not to use the help of a real estate agent you will be writing your own ads. I found this great article from ForSaleByOwner.com that gives detailed advice on how to create an ad that will get your home sold. You may be new to the home selling scene or you may be an old hand at it, either way i think there are some great ideas here that will help you.
The basic idea is to give the potential buyer enough information so that they will want to know more about your home, without telling them so much that they cross it off their list. I know for myself, that when I look at an ad I want it to give the vital info and be straight and to the point, including the asking price, number of bedrooms and bathrooms and where it is located. I want them to give me a reason to continue to consider their home and to want to look at the home.
According to the article, home buyers generally don’t get everything they have in mind, so why not accentuate the great stuff and let the buyer decided what’s most important.
Here’s the entire article, enjoy…ForSaleByOwner.com

More Apartment Move Out Cleaning Ideas

More Apartment Move Out Cleaning Ideas. Besides the notion of cleaning up after yourself and your personal integrity…there are other monetary reasons to do a thorough cleaning when you move out of your apartment.
Remember that deposit you put down when you moved in, it hangs in the balance between you cleaning your apartment and leaving it for the apartments to do. Something else to remember is that if you leave everything and allow the apartments to do the work, they sometimes find small or large issues, like broken window blinds. And they might/probably will want to charge you above and beyond your deposit. When you are cleaning you will see these things and some of them you can fix.
The bulk of your cleaning will be in the bathrooms and the kitchen, including the sinks, cabinets (inside and out), the stove and oven, the refrigerator and the floors and light fixtures. As for the rest of the apartment, be sure to repair any nail holes and remove any scuff marks from the walls, clean the fixtures and sweep the floors and baseboards. If the carpets show any dirt, you will need to clean them.

Helping Your Children Adjust To The Move
Comments Off on Helping Your Children Adjust To The Move
Whether you are moving because of a job change, or because of a major life change such as divorce or death, helping your children adjust to the move is challenging, doable, and can make a world of difference for your entire family.
In our continued effort to help you with the stress of moving here’s an article from Kid’s Health outlining how to give your kids special attention during the transition.
Here are several things you can do to help your children. Keeping a positive attitude, during times of transition, a parent’s moods and attitudes can greatly affect kids, who may be looking for reassurance. Also, talking about the move, no matter the circumstances, is the best way to help your children prepare.
If you are moving far, try to give them as much information as possible, allow them to ask questions and accept their reactions to the answers. If you are moving across town, then take the kids often, explore the neighborhood, visit the school. Making kids part of the planning will help them feel connected and heard.
