Moving To A New City – Checklist…

I love checklists, I use them when I cook for large groups, when I travel, even a grocery list can save me lots of time and frustration! How much more important it is to have a master checklist you utilize before, during and after moving to a new city.

For this checklist you’ll want to list all the critical things you need to take care of around your move. Here’s a starter list, be sure to keep your checklist handy so you can write down things as you think of them. Let’s face it, moving takes tons of attention and energy, so you’re going to be busy, keeping this list will help you remember, free your mind of dozens of small details and overall make your move much more enjoyable.

1. Take care of the home you have now, notify your landlord or contact a broker if you own your home.
2. Get online, or go to the Post Office and fill out a change of address.
3. Notify Magazines and credit card companies of your new address.
4. If you have children, request their  school records.
5. Get copies of medical records from your Doctor and Dentist.
6. See if your bank has a branch in your new city, if not, look into finding a new bank.
7. Let friends and family know you are moving. You can purchase cards to send out, or just send out an email to everybody.
8. Cancel any memberships in your old city that don’t transfer, such as for gym and movie rental.
9. Schedule your electricity and gas and water to be turned off at your old home and on at your new home.

Wisdom For Selling Your Home

Published on October 29th, 2012
Comments Off on Wisdom For Selling Your Home

Selling your home can be a frightening and confusing event! With that truth in mind I have found a great article with loads of wisdom for selling your home. You’ll find the ideas here clear and understandable. Applying them to your situation will certainly bring you closer to the results you are looking for.

The article discusses why you should leave your home when potential buyers want to see it. And why you would be better off getting your tenants out of your rental property before you put it on the market.

Besides a discussion on pets and selling your house, they really get into selling your home for what it’s worth, and how you can’t get more than that. Even if the buyer is willing to pay more, the lender won’t allow it. Many sellers want to start with a high price and then come down, or they receive a reasonable offer within the first 30 days and decide to hold out for more. The wisdom here says what’s the use in waiting another 10 months for a little more, why not let the house go at a reasonable price, and move on with your life?

I think you’ll be able to find a few gems in these words of wisdom for selling your home…

Be gone every time a buyer shows up. Would you buy a house with no kitchen cabinets? No closets? That’s what we ask buyers to do when they see a house with the sellers home. You can’t open a cabinet door with the seller standing there because it would be impolite. You can’t walk into a walk-in closet as long as the seller is anywhere at home–even the back yard–because you don’t want to get caught standing inside someone else’s private space. However, the lack of storage space is a very common complaint among home buyers. No matter how inconvenient it is, even if you are eating dinner when an agent shows up with buyers but without an appointment, grab your keys and leave. Don’t come back as long as they are still inside the house. Read More here http://www.desert-realty.com/content/article.html/1447353

Selling Your Home – How To Hold An Open House

Selling Your Home – How To Hold An Open House

There’s a lot to be gained by holding an open house. You are letting your neighborhood know that your home is available and ready for purchase. It is also possible that one of your neighbors knows someone who is looking to buy a home. Who knows, one of your neighbors might sell your home for you.

If you advertise your open house, then you are letting your entire community know that your home is available. A lot of people are busy and want to use an agent, but there are just as many buyers who would rather not pay the premium to use an agent. Either way, the more people who know your house is available, the better.

The very first and most important thing to do before you hold your open house is to be sure it is ready. This means that everything is in the best condition possible and all repairs have been done. You have probably seen the do it yourself show on TV where they come in and have the owners remove excessive furniture and all clutter and personal items from the home. You may need a storage unit to store extra stuff while your home is on the market.

This applies to the exterior as well as the interior of your home. Mow the lawn, cut down overgrown shrubbery, get rid of stumps in the yard and plant some flowers out front. You’ll want to show your home in it’s most favorable light possible.

I found an article on ForSaleByOwner.com that gives great details to help you get your home ready and hold a successful open house. Check it out at http://www.forsalebyowner.com/education/selling-your-home/marketing-your-home/411-how-to-hold-a-successful-open-house.

Selling Your Home – Finding Your Home’s Current Value

Selling Your Home – Finding Your Home’s Current Value

I found this great article about finding your homes current value. This just may be one of the most important parts of selling a home.

Many sellers need help finding their homes value. As home owners we get all wrapped up in what we have spent on improvements and our sentimental value of our home and we need a third party to come in and give us some perspective of what is going on in the housing market where we live.

Many homes don’t sell because the owners believe the home is worth more than the market will bear. This is easy to fix with some facts about recent home sales in your neighborhood. A third party will also give honest feedback about the condition of your home and how that affects it sell-ability.

The article gives good advice about not going by the property tax assessment. More times than not these are not good indicators of current market value of your home.

It’s so easy, hire an appraiser, one that is readily accepted by banks and lenders in your area. Ask your bank manager to refer you to someone they use and trust. The appraiser’s report will help you know if it’s a good time to sell your home or not; and will be a great asset to have handy when talking to potential buyers. They will know that the home is worth what you are asking, and that’s a great selling point!

Moving To A New City – Settling In

Published on October 17th, 2012
Comments Off on Moving To A New City – Settling In

We continue with our series with – Moving To A New City – Settling In
Settling in in your new city can take some time and patience.

Do what you love, if you love reading and going to the book store for coffee on Saturday afternoon is your thing, then find a store you like and get in your groove. You might want to take a yoga class or find a new place to workout. The sooner you create your normal routines, the sooner you’ll feel comfortable. And you’ll find like minded people and be doing the things you enjoy.

Don’t forget to enjoy your alone time, write about your feelings in your journal, take walks, rent movies. Meet your neighbors, watch for neighborhood meetings or cook outs, or if you live in an apartment check with the office for social activities at the club house or pool.

Be friendly, accept invitations to go out with co-workers, you’ll meet other people there. Be patient with yourself and trust that life will work out like you want it to.

Another way to feel good in the early stages of settling in is to connect with your friends in the town you moved from. Email, text, Skype, send pictures and enjoy the connections.

Soon enough, someone or something else will start filling up your time. Life has a natural way of unfolding — and you will eventually meet everyone who should be in yours.

Things to avoid..
Setting too high expectations, give things some time.
Expecting to love your new city immediately, it takes time to form a relationship with a place.
Second guessing yourself about the move. Give yourself credit for following through with your decision to move. You jumped in and took a risk; you’ll make mistakes along the way, but on the other side, you’ll find self-esteem and a new inner strength.
